The Heart of Bremerton: A Legacy of History and Homes at PSNS
When you stand on the Bremerton waterfront and look toward the massive cranes and gray hulls of the Puget Sound Naval Shipyard (PSNS), you aren’t just looking at a workplace—you’re looking at over 130 years of American history. For those of us living in Kitsap County, PSNS is more than just an employer; it is the reason our community exists in its current form.
As a local real estate broker, I often tell my clients that to understand Bremerton’s housing market, you first have to understand the Yard.
A Century of Service: From Mudflats to Industrial Powerhouse
The story began in 1891, when Lt. Ambrose Wyckoff recognized the strategic value of the Sinclair Inlet’s deep, protected waters. What started as 145 acres of rugged land quickly became the Navy’s premier repair facility on the West Coast.
The Shipyard’s "Golden Era" came during World War II. After the attack on Pearl Harbor, PSNS became the emergency room for the Pacific Fleet. Five of the damaged battleships—the "Ghost Fleet"—were sent here for repairs. At its peak in 1945, the shipyard employed over 32,000 workers, a population explosion that permanently reshaped the city’s footprint and architectural landscape.
The Homes of the Shipyard: A Living Timeline
Because the shipyard grew in stages, the neighborhoods surrounding it offer a "living museum" of architectural styles. Depending on which gate you enter, the homes tell a different story:
1. The Historic "Pill Hill" & Officers' Row
Closer to the water and the historic core, you’ll find the Officers' Row Historic District. Built between 1896 and 1913, these are the crown jewels of Bremerton real estate. These Classical Revival and Georgian Colonial homes feature five bedrooms, oak hardwood floors, ornate fireplaces, and grand pillars.
2. West Bremerton & The Wartime Cottages
To house the tens of thousands of workers arriving in the 1940s, neighborhoods like Westpark (now Bay Vista) and Sinclair Park were born. This era introduced the "Wartime Cottage"—sturdy, modest wood-frame homes. Today, these are highly sought after by first-time buyers and investors. They often feature:
-
Original hardwood floors hidden under carpet.
-
Coved ceilings and arched doorways.
-
Large lots with alley access, perfect for detached garages or ADUs.
3. Manette: The Trendy Transformation
Across the Port Washington Narrows, Manette offers a mix of 1920s bungalows and mid-century modern homes. Many of these were built for shipyard foremen and offer some of the best views of the naval vessels and the Olympic Mountains. It’s now one of the "hippest" spots in town, blending historic character with modern amenities.
4. Modern Growth & New Construction
As the shipyard’s mission evolved into nuclear propulsion and recycling, the housing demand pushed further out. This led to the development of Silverdale and Central Kitsap, where you’ll find 1970s split-levels and brand-new construction communities designed for the modern family.
Why History Matters for Your Move
Whether you are reporting for a PCS to Naval Base Kitsap or you’re a civilian contractor joining the PSNS & IMF team, your choice of home is part of this legacy.
Choosing a home in Bremerton means deciding between the charm of a 100-year-old Craftsman with a view of the dry docks or a modern smart home in a quiet cul-de-sac. Understanding the "bones" of these neighborhoods is what I do best. I help you navigate the nuances of older homes—like checking for updated electrical and plumbing—while ensuring you’re in a location that maximizes your commute and your investment.
